Summer break is quickly coming to an end, and families across Northwest Arkansas are preparing for the start of a new school year. Market Update: All Things Down Payment
This month’s market update comes from Bank on Ben, offering insight into July’s rate movement and a pro tip on down payment options.
August 2026: Mortgage Update
July Recap: July saw a reversal as oil jumped back up 22% on the month and pushed interest rates up. National averages saw conventional rates end the month at 6.83% and government loans (FHA/VA/RD) at 6.25%. The Fed met in July and kept their overnight fed funds rate unchanged, but it did little to calm the rising rate trend. Markets seem completely focused on oil prices as they are tied to inflation — if inflation rises, rates must rise with it. Moving forward, the Fed meets three more times in 2026, and expectations range from one to three quarter-point rate hikes.
Pro Tip — All Things Down Payment:
- Many people still believe 20% down is required to buy a home, but today there are options ranging from zero down on up — in fact, 40% of homes in the US are owned without a mortgage at all!
- Zero-down options include down payment assistance programs like ADFA here in Arkansas, as well as national programs such as USDA loans
- First-time home buyers can put down as little as 3% on a conventional loan, and anybody using an FHA loan can put as little as 3.5% down
- Down payments can even come as a gift, as long as you’re related to the person gifting you the funds.
