Bentonville continues the America250 celebration on Saturday, July 4, with An Evening at Orchards Park. Beginning at 7:00 PM, the free community celebration features live music by Marybeth Byrd and The Arkansas Winds, food trucks, family-friendly activities, and a fireworks show at 9:30 PM. Visitors can also explore America250-themed exhibits at Crystal Bridges Museum of American Art, the Walmart Museum, the Bentonville History Museum, and the Museum of Native American History throughout the summer.

Fayetteville’s America250 Celebration takes place July 3–4, featuring two days of live entertainment, family activities, community events, and one of the area’s largest fireworks displays. The citywide celebration brings residents and visitors together to commemorate this historic anniversary while enjoying everything the Fourth of July has to offer.

Celebrate Independence Day at the Walmart AMP Fireworks Spectacular on Saturday, July 4. Gates open at 6:30 p.m., followed by a patriotic performance from the Symphony of Northwest Arkansas at 7:15 p.m. before a fireworks show lights up the sky around 9:15 p.m. It’s one of the region’s signature Fourth of July traditions and a perfect way to celebrate America’s 250th birthday.

This month’s market update comes from Bank on Ben, offering insight into June’s rate movement and a pro tip for self-employed borrowers.
July 2026: Mortgage Update
June Recap: Rates bounced between 6.52% and 6.68% for conventional loans, ending the month on the lower end. A tentative peace agreement with Iran sent oil prices tumbling over 20% — from above $92/barrel to below $70. Lower oil eased inflation fears, and the bond market responded by pushing mortgage rates down. New Fed Chair Kevin Warsh held his first meeting in June and made it clear he wants the Fed to react to actual data, not future speculation. Inflation is still sitting at 3.4%, well above the 2% target he once again stated was the goal. With the goal of bringing down inflation markets are pricing in a .25% rate hike by from the Fed by the end of 2026.
Pro Tip — Self-Employed Borrowers & Deductions:
- Not all tax deductions work against you when qualifying for a mortgage — some can actually help
- Depreciation is a big one: it reduces your taxable income on paper, but lenders can add it back when calculating your qualifying income
- You’re also not required to take every deduction available to you. If you’re planning to buy, it may make sense to skip certain write-offs to show higher income on your returns
- Bottom line: a little planning with your CPA before tax season can mean qualifying for significantly more house
