Northwest Arkansas has long been known as a premier mountain biking destination, but this summer the region is taking things to an entirely new level—literally.

On June 12, the highly anticipated OZ Trails Bike Park will officially open on the Bentonville and Bella Vista border, introducing Arkansas’ first chairlift-served mountain bike park. Designed for riders of all skill levels, the park represents another major milestone in the area’s evolution into one of the nation’s most recognized outdoor recreation destinations.

The park features more than 20 miles of gravity-focused trails, allowing riders to skip the strenuous climb and ride a high-speed quad chairlift directly to the top before choosing their descent. Trail options range from beginner-friendly routes to advanced downhill lines, creating opportunities for both seasoned riders and those looking to try mountain biking for the first time. Approximately 75% of the trails were designed with everyday riders and beginners in mind.

But the park isn’t just for cyclists.

Visitors will also find scenic lift rides, hiking opportunities, bike rentals, professional instruction, a pump track, dirt jump zone, public gathering spaces, and a new restaurant and rooftop deck overlooking the action. The OZ Trails HQ building and surrounding grounds will be open to the public, creating a destination that can be enjoyed whether you’re riding or simply taking in the views.

The grand opening aligns with Bentonville Bike Fest, one of the region’s largest cycling events, bringing thousands of visitors to Northwest Arkansas and further strengthening the area’s reputation as a world-class cycling hub.

For Bella Vista residents, homeowners, and visitors alike, the opening is another reminder of how outdoor recreation continues to shape the community. What was once known primarily for its lakes and golf courses is now attracting attention from outdoor enthusiasts around the globe.

This month’s market update comes from Bank on Ben, offering insight into mortgage insurance and loan choice. 

June 2026: Mortgage Update

May Recap: With a low of 6.42% and a high of 6.75%, rates ended the month in between at 6.56% for a national average on a conventional loan. Mortgage rates are currently dependent on news in the Middle East, and rates won’t come down until oil prices fall. Higher oil is driving higher inflation, which pushes rates up. The Fed meets June 16th–17th with a new Chairman for the first time in eight years. We will find out what he plans to do moving forward.

 

Understanding Mortgage Insurance (MI for short):

  • Mortgage insurance typically makes up 5% of your monthly payment
  • It works completely differently for an FHA loan versus a Conventional loan
  • It protects the loan’s investor from a foreclosure

 

One interesting fact about MI:

It usually makes the rate you get slightly better, since it’s a layer of protection for the investor against a foreclosure. MI protects over 4 trillion dollars of mortgages currently in this country and is a great tool to help people achieve homeownership without needing 20% down.

 

The biggest factor in mortgage insurance is whether it’s FHA or Conventional, so let’s dig into the differences:

  • FHA has two fixed MI rates: one for less than 10% down, and one for more than 10% down
  • FHA keeps MI on the loan for its entire life if you put less than 10% down
  • Conventional bases MI rates on loan-to-value, debt-to-income ratio, and credit score. Based on these three factors, the rates can vary by up to 10x!
  • Conventional only requires MI when you put less than 20% down

The established favorites are still drawing visitors as well. 8th Street Market remains a cornerstone of the district, offering a unique mix of local restaurants, specialty food vendors, retail shops, and community gathering spaces. Across the street, The Momentary continues to attract visitors with world-class art exhibitions, live music, events, and one of the area’s most recognizable coffee stops.

And the growth isn’t slowing down. Another Onyx Coffee Lab location is slated to open near South Market, adding yet another reason for locals and visitors to spend time in the district. Known nationally for its award-winning coffee program and innovative spaces, Onyx has become a defining part of Northwest Arkansas’ culture.

Perhaps the most exciting part is what this growth says about Bentonville itself. The city is no longer centered around a single destination. Instead, vibrant districts are emerging throughout the community, each with its own identity and character.

The Square may always be iconic, but 8th Street is proving it deserves a spot on every Bentonville itinerary.
